Notes
- Non-MLS scams are very prevalent — be aware of homes in foreclosure, bank-owned offered for rent, identity theft, and up-front cash deposits.
- All services are provided by a licensed Realtor.
- Area tours are set up for one area per week (examples include South Bay or Mid-Peninsula, East Bay, Santa Cruz, or another area as needed). A second area can be covered in another week.
- Service period is 4 weeks. A week starts when the Oz Realty agent is asked to do any work. Weeks do not need to be consecutive if the client pays 50% up front.
- The fee covers all occupants of the household.
- Agent does one tour per week. Clients can view properties on their own. If the client finds a property they like that the agent has not already seen, the agent will go see it.
- Client’s own list of places can be included.
- Agent will help with area orientation as needed (school enrollment, DMV, etc.).
Payment Payment terms are negotiable, but normally 50% up front and 50% upon completion. If any commissions are offered by the landlord or property manager, they will be given back to the client or employer. If this is part of a relocation package, the employer pays. Otherwise the tenant pays.
