Upon Request Oz Realty will preform a cost benefit analysis that amoung other things estimates the tax consequnces of selling vs keeping the home and turning it into a rental.

Property Managment Services Provided by Oz Realty include:

  • A market assessment of current rental value
  • Home preporation - Recommend any maintenance items that should be addressed or upgrades if appropriate to prepare your home for market.
  • Advertise and market rental
  • Showing the rental, collecting and evaluating tenant qualifications:
    • Employment verification
    • Income verification
    • Asset verification
    • Identify verification
    • Credit Report Review
    • Social Media and LinkedIn review
  • Create and execute rental agreement with all appropriate disclosures
  • Move-In Walk Through with Tenant.
  • Main contact for tenants if a problem arises
  • All supervision of minor repairs and cosmetic upgrades are included in the Property Management Agreement. Non-supervisorial repairs / work done by the Property Management Company will be invoiced to the owner just like all other third party invoices by vendors hired by and supervised by the Property Management Company.  Supervision fees for larger projects like kitchen or bathroom remodel will be quoted on an as needed basis.
  • Solve any tenant related issue with the approval of the landlord
  • Lease Renewal: Contact owner 2-3 months prior to the end of an existing tenants’ lease to discuss current rental rates and the experience with current tenant.  Property Management company will advise Owner on a suggested rent increase and will negotiate and execute that rent increase with the tenant.
  • Move-Out Walk Through
  • Evictions: $100/hour up to a maximum of 2,000 plus, any court or filing fees associated with the eviction.
  • This Agreement does not include providing on-site management services, property sales, refinancing, preparing Property for sale or refinancing, modernization, fire or major damage restoration, rehabilitation, obtaining income tax, accounting or legal advice, representation before public agencies, advising on proposed new construction, debt collection, counseling, attending Owner's Association meetings or If Owner requests Property Manager to perform services not included in this Agreement, a fee shall be agreed upon before these services are pe
    rformed.
