2017 is my 16th year in Real Estate. I spent my first year with McGuire Real Estate in Burlingame, 10 years with Realty World Homesellers.com in San Carlos, one year as a partner at Premier Property Group. In 2014 I founded my own Brokerage Oz Realty headquartered in San Carlos California.
Prior to Real Estate I gained extensive knowledge and experience in a broad range of industries including; Healthcare, Information Technology, and the Defense Industry. I have in-depth experience in professional management, Sales, Business Development, Marketing, and Economic Research. I have successfully utilized these experiences and knowledge to uniquely benefit my real estate clients. With the Launch of Oz Realty I have put all my knowledge both in and outside of real estate to provide a full service real estate brokerage that surpasses all of our competitors.
To be the best Real Estate Agent I can be I work hard, provide the best information and analysis possible. I never modify my service based on commission, just ask any of my clients. While my commitment to excellence and service don’t change based on the price of the real estate being sold my marketing and outreach does change. As home prices increase fewer and fewer people can afford to buy them. Therefore, the acquisition cost on a 3-million-dollar home per buyer is much higher than a $500,000 home. Selling Real Estate is very simple really, if you want to sale your property for the highest possible price you need to get it exposed to the greatest number of qualified buyers. Each home is unique and I find out what makes your home more valuable to some buyers than other and target market those buyers. That requires a relatively small budget on lower priced homes where there are thousands of buyers locally that can afford to buy a $500,000 home in California. However, a 3-million-dollar home may have one or two hundred local buyers and another 20,000 buyers nationally. That means my marketing plan must go beyond local and that means a higher marketing budget. That explains my listing philosophy but what about the buyers I represent? Good question. I prioritize my efforts for buyers this way. First get them the house that most closely matches their dreams and desires. Second get them that house for the lowest possible price. If the listing agent didn’t do a good job of marketing their property that means they will not get top market price for that house. Since this is my expertise I can look past the flaws of the marketing strategy of the listing agent and seller and therefore help my client to get their dream house with less competition from the outside. However, if the listing agent is a good agent they will market the home like I would and therefore we will need to make an offer that is at or even sometimes slightly above market. It’s not what we shoot for at Oz Realty but getting the right house is more important than paying 1% over market if necessary.
It’s all about information, hard work, and expertise. We have developed a brokerage that will allow our agents to provide more high quality information to our clients and to our agents my brokerage will provide better access and lower acquisition cost to new clients. Not only better but cheaper. Our agents will save our clients’ money, not through small discounts that amount to very little but through better representation. The Agents will benefit because this brokerage will have a very small budget for office space and a much larger percentage of retained earnings will go toward marketing for our agents. Our agents will have more clients and have a more favorable share of the gross commission.
Each agent will be selected based on their professionalism and expertise in the area or region of our service area. They will get all the leads for that territory and will not be competing with other agents in our office. This will transform how agents work together, this will foster cooperation and sharing of knowledge and best practices. Sometimes two agents might be better than one, when that is the case Oz Realty will take a smaller percentage of the commission encouraging an agent in San Carlos with a great client relationship to work with an agent within Oz Realty in Napa that has the expertise to help the San Carlos based client to buy a second home in Napa.
